Stone House Properties closes record sale for Pittsfield on Onota Lake

Pittsfield— Stone House Properties closes record sale for Pittsfield at 9 Appletree Point on Onota Lake. Co-listed by Cameron Volastro and Elisha Poirier of Stone House Properties, the house closed on December 9th for a record-breaking $1,930,000. The closing price marks the highest residential sale in Pittsfield ever recorded in the Berkshire County Multiple Listing Service.

According to Poirier, the home’s exceptional sale price can be attributed to its prime positioning on Onota Lake in the Blythewood neighborhood. She adds, “Onota Lake is just steps away from the home, and you’re greeted with stunning lake views from the moment you open the front door. The lot’s expansive acreage, especially along the shoreline, made this property stand out in our current market and highlights the growing desirability of Pittsfield and the Onota lakefront.”

The property was initially listed for $1,495,000. The combination of increased demand for lakefront properties and thoughtful marketing strategies by Volastro and Poirier led to high competition from prospective buyers.

“I’m incredibly proud to have brought my sellers five over-asking offers on their exceptional property,” said Volastro. “Within just five days, we had an incredible number of showings. By ensuring potential buyers were aware of the strong competition, we created an atmosphere of urgency and excitement. This approach drove the final sale price beyond asking by an astonishing $435,000, setting a new benchmark in the market.” Ultimately, the winning offer broke the previous residential sale record for Pittsfield in the Berkshire County MLS by $30,000, with the buyer also represented by Stone House Properties.
