Despite its close proximity to town, the property feels like an idyllic retreat, offering a sense of seclusion and tranquility. Its expansive lawns, a serene pond, park-like tree farm and mountain views create an atmosphere of total respite, while the convenience of local shops, dining, and services ensures you’re never far from what you need.

For whom is this house perfect?

Tullar Farm is a unique property with three separate dwellings, perfect for a family compound. The main house, built in 1761, is a historic treasure with endless potential for interior design and customization. For equestrians, the property includes a large working barn, flat acreage, and wooded trails ideal for riding. What is the most fun thing to do within five miles of this property?

Tullar Farm offers incredible convenience to activities, with downtown South Egremont just a short walk away for restaurants, shops, and entertainment. A few miles up the road to NY state, Catamount Mountain Resort provides skiing in winter and an aerial adventure park in summer. The vibrant town of Great Barrington is only five minutes away, offering dining, shopping, movies, theater, and music. Plus, many nearby hiking trails like Jug End Reservation and the Appalachian Trail—there’s so much to enjoy right at your doorstep!

If this house could talk, what secrets would it tell you about its history?

Of the three homes on this property, the 1761 house would certainly do most of the talking! It is recorded to be the 2nd oldest home in town and the most important Dutch Gambrel in Southern Berkshire County. For its first 160 years, only two families resided there. There are many significant features to the main house that were extraordinary at the time it was built, and still stand out today:  it is constructed of brick, which was not a common building material in late 18th century settlements; it has a Gambrel roof which required complex joinery and was therefore expensive to build; its ornamental western gable wall is adorned with the initials of Tullar and wife and the date 1761, which is when the house was completed after Tullar came back from serving in the French and Indian war; and the black walnut tree in the side yard (250 years old) is the oldest in the Commonwealth of Massachusetts.
