Historic carriage house with three apartments —for investment or family compound

Samantha Homeyer of Housatonic Real Estate offers an historic carriage house converted into three spacious units, either for investment or return to a family compound.

Don’t miss this remarkable investment opportunity, OR create your own private family compound in the heart of Great Barrington. This spacious home and property includes beautiful lawns and woods on over four acres with town water and sewer. It offers a serene country setting of magnificent views and 2 private ponds, yet is close to downtown. Originally the large carriage house for New York newspaper publisher Colonel William L. Brown, it was later converted into apartments and has been in the same family since 1931. Three spacious units total over 6,000 square feet, each offering individual sun porches, roomy basements and utilities. Unit A has a first-floor primary bedroom, a full bathroom including washer and dryer, and office. Four additional bedrooms and bathroom on the second floor. Units B and C each offer three bedrooms and one bathroom. The property will be vacated to allow an easy transition to your own vision.

What’s the most compelling thing about this property?

Personally, I love the land around this property. There is a lovely pond in the back that the owners would use recreationally. The views to the west in the evening are stellar and I like the feeling of seclusion while actually being so convenient to town.

For whom is this house perfect?

This property is so versatile! It would be perfect for anyone interested in having an estate close to town, a developer looking to redevelop and condo-ize the units or someone looking for a live/rent situation to offset their own expenses.

What’s the most fun thing to do within five miles of this house?

The whole southern Berkshire area is your oyster! You are minutes to dining, shopping and entertainment in downtown Great Barrington, close to skiing and other winter sports at both Catamount and Butternut ski areas, and a convenient distance from all the other important Berkshire attractions.

If this house could talk, what secret would it tell about its history?

This house could tell you fascinating stories from its rich history here in Great Barrington. It was originally the carriage house for the Lockwood mansion which has since burned down.  Lockwood was the summer residence of Colonel William Lee Brown, who had earned his colonelcy during the Civil War. Brown was a lawyer, politician, New York state senator and farmer.  Because he was part-owner of the New York Daily News, he commissioned the Newsboy fountain that still stands at the intersection of Silver Street and Route 23. You can just imagine the interesting people who passed through the doors of this house.
